Estimate only. This calculator provides approximate figures based on simplified geometry. Valleys, dormers, skylights and chimneys are priced as typical allowances; your roofer's numbers for them can differ a lot. Always verify measurements on-site or with a detailed aerial report before finalizing pricing.

Roof cost per square by material

These are the exact rates the calculator uses. A square is 100 sq ft of roof. Material is bought on the waste-adjusted area and labor is paid on the actual roof area. Tearing off the old roof adds $100 to $150 a square per layer.

How much does a new roof cost on a 2,000 sq ft house?

About $12,745 to $20,862 installed for a 50 by 40 foot house with a plain gable roof at 6/12, in architectural shingles, with one old layer torn off. The steps below show how the calculator gets there. They use the same math as the tool above and run fresh each time this page loads.

  1. Footprint. 50 × 40 = 2,000 sq ft.
  2. Pitch multiplier. 6/12 is ×1.118.
  3. Roof area. 2,000 × 1.118 = 2,236 sq ft of actual roof.
  4. Waste. Add 10% for cuts and starter, for about 2,460 sq ft to buy.
  5. Squares. 24.6 squares to order, 22.4 squares actually installed.
  6. Material. 24.6 squares × $200 to $330 = $4,919 to $8,117.
  7. Labor. 22.4 squares × $250 to $420 = $5,590 to $9,391.
  8. Tear-off. 22.4 squares × $100 to $150 × 1 layer = $2,236 to $3,354.

Total installed

$12,745 to $20,862

Squares are rounded for display, so a line can differ by a few dollars from a hand calculation. Permits and rotten decking aren't included. A steeper pitch, a hip roof or a higher-cost ZIP all push the total up.

How the calculator works out your roof

1. Base area. Length × width, plus any overhang on each side, gives the flat footprint of your roof.

2. Pitch adjustment. The pitch multiplier turns that flat area into the actual sloped surface. A 6/12 pitch, for example, multiplies by 1.118.

3. Waste factor. An extra percentage covers cuts, waste at hips and valleys, and starter material. It's about 10% for gables and 15% for hips.

4. Roofing squares. The waste-adjusted area, plus any extra cut waste for valleys and dormers (shown as its own line when you enter them), divided by 100 gives roofing squares. Roofers price by the square.

5. Material quantities. Shingle bundles (3 per square) and synthetic underlayment rolls (about 10 squares each) come from the waste-adjusted area, and underlayment doubles on 2/12 to 4/12 slopes for shingles and tile. Minimum pitches follow IRC chapter 9: shingles 2/12, clay and concrete tile 2.5/12, shakes 3/12 and natural slate 4/12. Synthetic slate also uses 4/12, the minimum in Brava's ICC-ES evaluation report (ESR-4756). EPDM is priced only up to 3/12. Flat membranes (TPO, EPDM, mod bit) skip underlayment, starter and ridge cap. Tile gets eave closure (bird stop) and ridge/hip tile instead of starter strip and shingle ridge cap, and slate gets a starter course and ridge/hip pieces. Ridge length follows the roof geometry: a gable ridge runs the full length, while a hip roof has a shorter ridge (length − width) plus four hips. Drip edge covers the eaves and rakes.

6. Cost range. Material cost uses the waste-adjusted squares. Labor (adjusted for difficulty) and tear-off ($100–$150 per square per layer) use the actual roof squares, since nobody installs the waste. Roofs of 8/12 and steeper are priced at moderate labor difficulty or higher, and 12/12 and steeper at difficult. Installed prices per square include EPDM at $400–$1,050 (about $500–$1,200 with one layer of tear-off), clay tile at $1,000–$2,500, natural slate at $1,500–$3,500 and synthetic slate at $900–$1,800. Permits and decking repairs aren't included. Prices are 2026 US national averages, and local quotes vary.

7. Your ZIP code. The first three digits of a US ZIP identify your state. Labor, meaning the main labor line plus valley and dormer labor, is multiplied by that state's mean roofer wage divided by the national mean of $27.95 an hour, from the BLS OEWS May 2025 data for roofers. The factor is capped between ×0.75 and ×1.35. Materials, tear-off and flashing allowances stay at national rates. With no ZIP, a Canadian postal code or a ZIP the calculator can't place, it uses national averages.

8. Roof complexity. Valleys add about 2 sq ft of cut waste per foot, plus a lining of ice and water shield and metal at about $4–$7.50 a foot for material and $11–$17.50 for labor, or $15–$25 a foot installed. Each dormer adds about 25 sq ft of cut waste and $250–$500 of labor. Each skylight adds $120–$360 of flashing (about 12 feet of step flashing at $10–$30 a foot), and each chimney adds $300–$700 for reflashing. The waste and dormer figures are typical contractor allowances, not published rates. Every item is its own line, so the total still equals the sum of the parts.

Who the calculator is for

Homeowners replacing a roof

Know roughly what a new roof costs before the first roofer visits. Bids are much easier to read once you have your own number.

Roofers and estimators

Rough out a reroof from the truck before you spend a morning with a tape and ladder.

Sales reps qualifying leads

Give a homeowner a ballpark on the first call. If $15,000 ends the conversation, it's better to learn that before a site visit.

Storm and insurance work

After hail, scopes pile up fast. With your own square count ready, the padded ones stand out.

A calculator gives the first number, a tape measure the final one

Use a calculator for the early number and a tape measure and ladder for the final one. A paid aerial report earns its fee on large or complicated roofs.

Roofing calculator questions

Is this roofing calculator really free?

Yes. There's no account, no card and no email required to see your results. The PDF is free too, and you can run the calculator as many times as you like.

How accurate is the estimate?

Close enough to budget with, but not close enough to sign. The area math uses standard pitch multipliers and waste factors, and prices start from 2026 US national averages. Add a ZIP and labor is scaled to your state's average roofer wage from the Bureau of Labor Statistics, while materials stay at national prices. Season, supplier pricing and how busy local crews are still move a real quote, so have a roofer look at the roof before you commit.

What is a roofing square?

100 square feet of roof. Roofers price and order materials by the square, so a 2,000 sq ft roof is 20 squares before waste.

How does the pitch multiplier work?

A sloped roof has more surface than the footprint under it. At 6/12 you multiply by 1.118, about 12% more, and at 12/12 by 1.414, over 40% more. Steep roofs are also slower and riskier to work on, so the calculator raises labor from 8/12 up.

What waste percentage should I use?

Use 10% on a simple gable. Hip roofs and roofs with valleys run closer to 15%, and picking Hip switches the calculator over for you. On a very cut-up roof with dormers everywhere, 20% is reasonable.

Which roofing materials can it price?

Twelve: 3-tab and architectural shingles, standing seam and corrugated metal, TPO, EPDM, modified bitumen, concrete and clay tile, natural and synthetic slate, and wood shake. Each has its own material and labor rate, listed in the cost per square table.

How does the address lookup work?

It finds the building outline for your address on OpenStreetMap and fills in the length and width. That works for most houses. Occasionally it picks a garage or the house next door, and it tells you when the match is approximate, so check the numbers before you rely on them.

Can I save or share my estimate?

Yes, two ways. Download the PDF, no email needed. Or copy the page link after you change an input, since your inputs are saved in the URL and fill back in when the link is opened.
